Laneway Suites
Laneway suites are additional residential units built behind conventional homes facing the street, situated on lots adjoining a public laneway. They improve the standard of affordable rental housing in the city by adding density to existing neighborhoods, taking advantage of current infrastructure, and revitalizing underutilized urban areas. They present a superior alternative to basement apartments, as they provide high-quality living space while minimizing disruption to the primary dwelling.

Setback and Separations

Landscaping:
(A)with a lot frontage of 6.0 metres or less, a minimum of 60 percent of the area between all rear main walls of the residential building and the front main wall of the ancillary building containing a laneway suite must be for soft landscaping;

(B)with a lot frontage of greater than 6.0 metres, a minimum of 85 percent of the area between all rear main walls of the residential building and the front main wall of the ancillary building containing a laneway suite must be for soft landscaping, excluding a pedestrian walkway which may have a maximum width of 1.5 metres; and

(C)the area between the ancillary building containing a laneway suite and the lot line abutting a lane, excluding a permitted driveway, and a pedestrian walkway which may have a maximum width of 1.5 metres, must be landscaping, of which a minimum of 75 percent must be soft landscaping. Side
if the side lot line does not abut a street or lane and there are no openings such as vehicle access, doors or windows in the side main wall of the ancillary building, 0.0 metres;

(B) if the side lot line abuts a street, the required minimum side yard setback for the residential building on the lot; and

(C) if the side lot line abuts a lot in the R, RD, RS, RT or RM ZONE and the rear lot line abuts a lane, an ancillary building containing a laneway suite with a height greater than 4.0 metres, 1.5 metres for the side lot line that abuts the rear lot line of another lot; and [ By-law: 1107-2021 ] [ By-law 94-2022 ]

(D) in all other cases, 1.0 metres

GARDEN DORMERS
Dormers may extend beyond the required angular plane. The total dormer width may not be wider than 30% of the total width of the laneway suite’s front main wall measured at 4.0m above grade. .
BUILDING SIZE
The front main wall of the laneway suite may not penetrate a 45 degree angular plane projected towards the rear lot line starting at a height of 4.0m at a distance of 7.5m from the rear main wall of the main house
GARDEN PLATFORMS
Platforms less than 0.3m high may encroach into the required distance separation by a maximum of 1.5m from the front main wall of the laneway suite.
BALCONIES & PROJECTIONS
A second storey balcony less than 10% of the suite’s floor area is permitted at the laneway. Rooftop equipment may extend beyond the maximum height, but must be less than 30% of the roof area and be setback by minimum 1.0m. .
LANDSCAPING
85% of the rear yard space between the main house and front main wall of the laneway suite must be soft landscaping. Not including a driveway, 75% of the 1.5m laneway setback must be soft landscaping. .
