Initial Meeting
Initial client meeting to determine your overall vision, style of home, budget, construction requirements and land location. We encourage any questions a client may have regarding the home building process, services, home construction and building sites. The earlier we can get these questions answered together with our clients the better we will be able to consult and make decisions throughout the home’s construction process.

Preliminary Design:
Our preliminary design phase illustrates the possibilities for your laneway / garden suite, and demonstrates multiple options for site planning alongside massing diagrams and resolved interior floor plans. The package also includes a complete project pro-forma, summarizing all foreseeable expenses, prospective income and stabilized property value. It will contain everything you need to understand the viability of a laneway / garden site on your property, and clearly outline the process to achieve it.
Construction:
We have designed our structures with a focus on optimizing material and spatial efficiency, as well as streamlining the construction process. Constructing on laneways or rear yards presents unique challenges, such as limited access, overhead obstacles, and limited staging space. However, our extensive experience in building in these areas allows us to account for these obstacles, and our construction process minimizes disruptions to both your primary residence and neighboring properties. We strategically plan, organize, and supervise construction while you witness your laneway suite come to life.
Design & Approval
Our design process is designed to be efficient and streamlined, while still offering you the flexibility to customize the layout, style, finishes, energy efficiency, and features of your laneway or garden suite according to your preferences. We ensure that your design choices conform to the as-of-right by-laws, and once you have made your selections and approved the design and budget, our team handles the coordination and management of municipal approvals. Throughout the process, we keep you engaged and informed, so you always feel in control.

Home.
Once construction is complete, we will schedule a final inspection and closing with the client to transfer ownership of the new home. At this time, Avondale Homes Design-Build will provide the client with manuals, warranties, and an overview of how to operate and maintain the home.
Pre Occupancy Inspection:
